In 2023, we appraised the leasehold interest and going-concern value of a deepwater seafood loading dock near Dulac, Louisiana. Real estate ownership takes different forms and it is our job to extract and identify the source of value. Leasehold values are less common but we see them a lot with industrial properties that are on long-term ground leases. They trade much like fee simple properties minus the land value. The biggest hurdle for specialty property types with unique ownership situations is finding comparable data, but our experience in the area makes it much easier. This involved comparable research on a national level, as well as additional research and consulting to value the depreciated and specialized FF&E. This project had twists and turns, but at the end of the day we provided a credible value to the client. This was another fascinating assignment to add to our growing list of specialty property types at Mosaic Property Valuations.
