Mosaic Property Valuations was proud to appraise the historic Home Place Plantation in Hahnville, Louisiana, one of the few remaining examples of an 18th-century French raised cottage-style plantation in the United States. Listed as a National Historic Landmark since the early 1970s, this property represents a rare intersection of Louisiana’s architectural, agricultural, and cultural history.

Property valuations of historical properties present unique challenges, and with the addition of excess land, it was important to assess the property’s nuances to complete the valuation with accuracy. In this case, we appraised the three distinct land types: residential, sugarcane, and recreational swamp land. In addition, accurately analyzing deferred maintenance on the structure while maintaining historical context added further complexity.

Appraisals of properties like this are few and far between, offering a rare chance to interpret the intersection of preservation, history, and valuation with expertise, accuracy, and clarity. While this project was challenging, we provided a credible valuation to the client. This was another fascinating assignment to add to our growing list of specialty property types at Mosaic Property Valuations.
